Wind Damage Restoration for Wind-Driven Rain and Broken Openings in Charlotte & Concord, NC
Wind does its damage in two steps. First it breaks something: a window, a door, a section of siding, a few shingles, or a limb that comes down on the roof. Then the rain finds the opening. Rain pushed sideways by strong wind gets into walls and ceilings that never normally see water, and it can keep coming in long after the storm has passed. Phantom Restoration provides wind damage restoration in Charlotte & Concord, NC, for the second step: the water that got in and what it did inside.
We board up broken windows, doors and wall openings, extract standing water, dry the structure, clean up and document the damage for your insurance company. Once everything is dry, we can also repair the inside of the home. The roof, siding and windows themselves are for a roofer or the right contractor. Wind damage is one part of our storm damage restoration work, which also covers heavy rain and flooding.
Summer thunderstorms and the remnants of tropical storms bring strong wind across the Charlotte region. If wind has opened your home to the weather, call (980) 501-1879. We answer 24/7 and send a crew as soon as we can.
Common Types of Wind Damage
Wind damage to a home usually starts with one of these:
- Missing or lifted shingles. Wind lifts shingles and flashing, and rain gets under them into the attic and the ceilings below.
- Broken windows and doors. Wind, or something it throws, breaks glass and forces doors, leaving an opening rain can blow straight through.
- Damaged siding. Loose or missing siding exposes the wall behind it, and wind-driven rain soaks the sheathing and the insulation inside.
- Fallen limbs and debris. A limb on the roof or through a wall leaves a hole, and the tree has to be dealt with before anyone can work under it.
- Wind-driven rain with no visible damage. Sometimes nothing looks broken. Rain driven hard enough can get past window seals, vents and flashing, and a stain shows up on a ceiling or wall days later.
Each of these has an outside repair and an inside one. A roofer handles the roof, the right contractor handles siding and windows, and a tree service handles the tree. We handle the water inside and the repairs to the drywall, ceilings, insulation, flooring, cabinets and trim it damaged.
Wind-Damaged Openings and Water Intrusion
An opening the wind made keeps letting water in until it's closed, so that comes first. Our board-up services close broken windows, doors and wall openings with temporary protection. It isn't a repair, and it doesn't make the house weatherproof, but it keeps the next rain out while the permanent repair is arranged. If the roof itself is open, call a roofer.
Then the water. Wind-driven rain travels: it runs down inside walls, soaks insulation, spreads under flooring and drips through ceilings away from where it came in. We extract standing water, set air movers and dehumidifiers, and use moisture meters and thermal imaging to follow the water through the structure, including places that look dry. Our water damage restoration work keeps going until the readings say the materials are dry.
Safety comes before any of this. Stay away from downed power lines, hanging limbs and anything that looks unstable, and follow instructions from your utility and local authorities. The CDC's guidance on returning home after a disaster covers what to check before you go back in.
The Wind Damage Restoration Process
Every wind job is different, but the work follows the same order.
Damage inspection
We look at the damage from safe places: the openings, the ceilings and walls under them and the floors where water collected. We photograph what we find. We don't go onto a damaged roof, and we don't make structural or electrical safety decisions. If something looks unsafe, we tell you who to call.
Temporary protection
Broken windows, doors and wall openings are boarded up, when it's safe to do so, so more rain stays out. We photograph each opening we secure.
Water damage check
We check behind every damaged opening for water: in the wall cavity under a broken window, in the attic and ceiling under lifted shingles, and in the floor below. Many homes in the Charlotte area sit over crawl spaces, and water that runs down a wall can end up under the house. If water got in, we extract it, dry the structure and track the readings until it's dry.
Cleanup and debris removal
Inside, we clear the glass, leaves and debris that blew in, and remove materials too wet to dry in place, like soaked insulation and drywall below the water line. Outside debris, fallen trees and hanging limbs are for a tree service, and anything electrical or structural is for the right professional.
Interior repairs
Once the structure is dry, the repairs inside can begin. We replace the insulation, drywall, flooring, cabinets and trim the water ruined, and paint the repaired areas. It's the same storm damage repair work we do after any storm, and the same reconstruction services we provide after water, fire and mold damage. If you already have a contractor, we'll give them the records and work alongside them. The roof, siding and windows are repaired by a roofer or the right contractor, and we plan the inside work so a wall isn't closed before the outside is sealed.
Wind Damage and Insurance Documentation
We work with all insurance companies. We document the damage with photos, moisture readings and drying records and share them with your adjuster. Your policy and your insurance company decide what's covered.
For wind damage, that record includes photos of each damaged opening before and after we secure it, the ceilings and walls the water reached, the moisture readings through the drying and the materials we removed. Take your own photos too, from a safe place, before anything is moved. After we inspect, we give you a written scope. We can't tell you what your policy covers or how a claim will go.
