Packout Services for Inventory and Return Logistics in Charlotte & Concord, NC

Drywall can't be replaced behind a full bookcase, and new flooring can't go down under a bed and a dresser. After water, fire or mold damage, the belongings in the affected rooms have to be moved before the work can start, and they have to come back afterward in the condition they left in. Phantom Restoration provides packout services in Charlotte & Concord, NC, for that job. We do the packout, moving belongings out of the work area, and the pack-in, bringing them back when the rooms are ready.

Packout is about moving your belongings and keeping track of them. It isn't cleaning. We don't clean or restore belongings, and we say so before we start. If something we pack is damaged or looks like it needs a specialist, we tell you, mark it on the inventory and keep it apart, so you and your adjuster can decide what happens to it.

Packout usually runs alongside our other work: water damage restoration, fire damage restoration and mold remediation first, then the reconstruction services that follow. When we're doing the work as well, the people packing your things know which rooms the work will reach and when each one will be finished, so belongings go out when they need to and come back when the rooms are ready.

Plan the Move and Inventory

A packout starts with a walk-through, not a box. Before anything is packed, we go through the affected rooms with you and decide four things:

  • What moves. Everything in the work area, plus anything close enough to get in the way or collect dust.
  • What stays. Built-in pieces, heavy items that can be protected where they are, and anything in rooms the work won't reach. Items that stay are covered and protected in place.
  • What needs special handling. Fragile, valuable or sentimental items, artwork, electronics, important papers and anything you'd be upset to see damaged. Tell us about these before we start.
  • What you keep with you. Cash, jewelry, medication, passports and other important documents, and anything irreplaceable you can carry, are better off with you than in a box.

We also agree on access: who can let us in, when we can work, and who is allowed to approve changes or receive belongings when they come back.

Then we record what's going out. We list it room by room, label each box with the room it came from, and photograph furniture and items of value before they're moved, so their condition is on record. If something was already damaged by the water, fire or smoke, that goes on the record too, so nobody confuses damage from the loss with damage from the move. You get a copy of the inventory.

A good inventory helps with an insurance claim, too. Ready.gov's guide to documenting your property explains how to list belongings for insurance. Ours records what was in the affected rooms, where it went and what condition it was in.

Pack, Transfer, and Track Custody

With the plan agreed, we pack and move:

  • Packing. Fragile items are wrapped, boxes are packed by room, and furniture is covered or padded before it's moved.
  • Labeling. Every box and large item gets a label that matches the inventory: the room it came from and what's in it.
  • Keeping damaged items apart. Items that are wet, have soot on them or smell of smoke are packed and kept separately from clean, dry ones, and they're marked on the inventory.
  • Moving. Belongings go where the plan says: a room the work won't reach, or out of the house when there isn't one.

Custody is the record of where everything is at every step. The inventory shows when items left each room, where they went and when they come back. If you need something while it's packed, like a winter coat or a document, ask us. The labels and the inventory tell us which box it's in.

If something is too heavy, too fragile or too valuable for us to move safely, we tell you before we start, and you decide who should handle it.

Damaged Items, Storage, and Return

Packout and cleaning are separate jobs, and we do the first one.

Damaged belongings. We don't clean or restore belongings. Items with soot, smoke odor, water damage or mold on them are kept apart and marked on the inventory. Some things usually need a specialist: wet papers and photographs, electronics, artwork, antiques and heirlooms, and upholstered furniture. If we think an item needs one, we tell you. Decisions about what to keep, clean or replace are yours and your adjuster's. Don't switch on electronics that got wet or sat in smoke until someone qualified has checked them.

Storage. Where belongings are kept depends on the job. When the house has a dry room the work won't reach, they can often stay there, covered and out of the way. When it doesn't, they have to leave the property until the work is done. Either way, we agree with you where they'll be kept, who can get to them and any cost before anything is packed, and we write it into the plan.

Return. The pack-in happens when the rooms are finished: the repairs are done, the paint is dry, the flooring is down and the dust is cleaned up. We bring everything back, set furniture where it belongs and return boxes to the rooms they came from. Then we go through the inventory with you. If anything is missing or was damaged in the move, it's recorded and handled the way we agreed before the packout began.

If you're living in the house during the work, the pack-in can happen room by room as each area is finished.

If your home needs work after water, fire or mold damage and the rooms are full, call Phantom Restoration at (980) 501-1879. Tell us which rooms need to be cleared, what's in them, how we get in and whether anything needs special handling. We'll walk the rooms with you and give you a written plan: what we'll pack, where it will be kept, when it comes back and what isn't included.

If the damage is still active, with water coming in or a room still wet, the emergency work comes first, and we answer 24/7 for that. We work with all insurance companies. We document the damage and your belongings with photos and the inventory and share them with your adjuster. Your policy and your insurance company decide what's covered. We're a local company based in Concord, with a second office in Charlotte, and we've served the Charlotte region since 2022.

How it works

What happens after you call

  1. Call, day or night

Tell us what happened and where the water or smoke is coming from. We answer 24/7 and send a crew as soon as we can.

  2. We extract, dry and document

Standing water comes out first. Then air movers and dehumidifiers go in, and we check walls, floors and the crawl space with moisture meters and thermal imaging, logging readings and photos on every visit.

  3. We confirm it's dry and hand you the records

Drying is done when the readings say so, not when the calendar does. You get the photos, readings and drying records your adjuster needs. If repairs follow, we can do those too.

If water is coming in right now, call (980) 501-1879 — we answer 24/7.

Frequently Asked Questions

What does a packout service include?

Our packout covers walking the rooms with you, listing and labeling what moves, packing and moving belongings out of the work area, keeping track of where everything is, and the pack-in: bringing it all back and checking it against the inventory with you. Where belongings are kept during the work, and anything that isn't included, goes in the written plan before we start. Cleaning and restoring belongings isn't part of what we do.

Will my belongings be cleaned during packout?

No. We don't clean or restore belongings. Packout moves them and keeps track of them. Damaged items are kept apart and marked on the inventory, and if we think something needs a specialist, we tell you. You and your adjuster decide what happens to damaged items.

Where will packed items be stored?

It depends on the job. If the house has a dry room the work won't reach, belongings can often stay there. If it doesn't, they have to leave the property until the work is finished. Before anything is packed, we agree with you where they'll be kept, who can get to them and any cost, and we put it in the written plan.

How do I know what comes back?

From the inventory. Every box and large item is labeled with the room it came from, and the inventory records where it went and when. At the pack-in, we go through it with you. Before the packout starts, we agree how anything missing or damaged will be recorded, so there's no guessing at the end.
